Maintenance Supervisor - Multi Family - HOA - Apartment

This Maintenance Supervisor position requires 3+ years of HOA or apartment management experience as supervisor overseeing a staff of two full-time maintenance employees; work with outside vendors and contractors; interact with Management Company and Board of Directors. Strong organizational and  communication skills are needed to relate to the residents of the community.

Maintenance Supervisor Job Description

Maintain a high quality condition of the community, provide excellent customer service, supervise preparation of move-ins.

Manage a team of qualified and trained maintenance technicians.
Maintain a safe working environment and educate Assistants on best safety practices and OSHA standards.
Inspect common areas to ensure they are safe, clean and well serviced.
Report liability hazards found in the community to our Management Company and Board of Directors.
Respond to all service requests in a timely manner to ensure homeowner satisfaction through following ups.
Monitor storing of equipment, supplies, and tools in a secure area.
Manage budget for equipment and supplies, coordinate the ordering of supplies with our Management Company.
Manage and authorize overtime for non-exempt staff.
Be on-call 24/7 for emergencies and coordinate responses with our Property Management Company.
Serve as liaison between Property Management Company and contractors for operating and reserve projects.
Work with Management Company and Board of Directors to assist in prioritizing and scheduling repairs.
Use personal vehicle if necessary with corresponding mileage reimbursement. 

 

Requirements

3 years minimum recent experience as a Service/ Maintenance Supervisor at an HOA or apartment community

  • Minimum site experience of 150 homes, HOA preferred
  • Recent apartment Safety and/or CalOSHA training certificate
  • Recent Fair Housing Training Certificate
  • EPA Lead Certification
  • Experience with plumbing, electrical, drywall, and painting.
  • Have a thorough knowledge of safety and the proper operation of all tools and equipment.
  • Operating/Budgeting/ Reporting experience.
  • Computer experience including; Microsoft Office. property management or project management experience.
  • Strong communication and organizational skills.
  • Ability to work a schedule during standard business hours and that may be other than Monday-
       Friday, 7am – 3:30pm. Periodically working in excess of 40 hours per week is likely.
